Schematic Design

The first phase of our work together is programming. We talk about zoning criteria, site conditions, privacy concerns, sun patterning, prevailing winds, views, connections to the beach or lake or land, etc. We talk about the balance of private space and common space and indoor-outdoor space. We talk about family dynamics, tendencies to entertain and sheltering. The goal here is to get to know our clients well – and not just who they are today, but who they will be as they age.

Preliminary Design

During our Preliminary Design Phase, we turn your feedback from the schematic design phase into actual sketches laying out the floor plans for your project.

Construction and Permit Drawings

Once the Design Phase is completed and zoning approval is in hand, we start in on the details. We walk our clients through a thorough battery of material choices, electrical decisions, mechanical decisions, site improvement opportunities, etc.

Construction Administration

We have good relationships with talented builders. We can help with the bidding process should you want to put your project out to bid. M.B. Hearn Architecture also offers construction administration services. These services allow us to check in on the building process to ensure any decision related to design is addressed and that everyone involved in the project stays on the same page throughout.
